When booking one of our vacation homes you will be required to pay the first two nights' rent, not including tax. This will apply to your total balance due. Upon check-in you will pay your remaining balance due and an additional security authorization. In the event the home of your choice is deemed un-rentable due to maintenance or other like instances, we reserve the right to move your reservation into a comparable home.
A $1,000.00 refundable security authorization will be held on your credit card the day of your scheduled arrival. Any damage to the vacation home or its furnishings or equipment is your responsibility (over and above normal use). If damage occurs or an item is missing, the repair/replacement cost will be deducted from your security deposit without notice.
You must be at least 18 years of age to rent a vacation home, unless otherwise noted in the individual home's description.
Vacation homes #011, #029, #037, #038, and #080 require an age of 21 and older.
Vacation Rental Homes: We have a 30-day cancellation policy. If you cancel within 30 days of your arrival date you will forfeit your deposit. If you cancel more than 30 days before your arrival date you will be charged a $35.00 cancellation fee. Creating a reservation that has an arrival date within 30 days makes your deposit (50% of the total) nonrefundable. Moving a reservation within 30 days of your arrival date is considered a cancellation and you may be held liable for cancellation fees.
Vacation Rental Insurance:
Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. Vacation Rental Damage Protection:
As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Shorepine Vacation Rentals any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Shorepine Vacation Rentals directly if you do not wish to participate in this assignment.
A $15.00 Reservation Fee to cover administrative costs will be applied for each reservation. This fee applies regardless if the booking is made via telephone or over the internet.
A non-refundable and non-negotiable cleaning fee will be charged on each reservation. This fee varies between homes and runs between $95.00 and $300.00 per stay.
ALL PAYMENTS ARE NONREFUNDABLE. If Reservation is canceled outside 60 days of arrival, Deposit Payment will be forfeited and Guest is released from financial liability on remaining balance owed. Cancellations with less than 60 day notice will result in 100% loss of all payment less any security deposit or damage waiver. If Park City Rental Properties can replace Guest reservation and re-book the dates we will credit you 75% of the recouped rent towards another reservation in the future. This loss can be avoided if the cancellation wavier was purchased.
Check-in: Vacation Rental Homes: Your house keys will be available at the Inn at Cape Kiwanda after 5:00 PM on the day of your arrival. Keys will only be handed out to the registered name on the reservation. Valid Photo ID is required.
Vacation Rental Homes: You must be out of your unit by 11:00 AM on your departure date. Please return your keys to the Inn at Cape Kiwanda.
Number of Occupants:
Each home has a maximum occupancy. No more than the maximum number of people (including children age 5 and over) is allowed in your unit at any time. Please read your home’s description to determine its maximum occupancy.
Just bring your groceries, your clothes, and yourself! Each home is fully furnished, including cooking and serving utensils, bedding and towels. Barbecues, bicycles, and garage door openers are also provided along with a supply of paper towels, toilet tissue, garbage bags, dish washing soap, laundry detergent, light bulbs, hand soap, and shampoo. If you need to bring some food back home with you, please bring along your own storing containers (Tupperware, plastic wrap, tin foil, etc). All spices/cooking oils, baking necessities, etc. are considered food items and are not provided.
All reservations will be subject to a 1.8% State Lodging Tax, and a 10% Tillamook County Tax until June 30, 2016. Taxes are subject to change at any time without notice.
Reorganization or removal of furniture, wall hangings, floor coverings, or redecorating of any type within the vacation home or other areas of the neighborhoods is not permitted. No structural changes permitted.
Clubhouses and Fitness Centers:
All rentals at Shorepine Village include access to our new clubhouse and fitness center, which is located at the entrance to Shorepine Village. The clubhouse includes a large plasma TV with digital cable, stereo, refrigerator, and a pool table. The adjacent fitness center features modern exercise equipment including a treadmill, elliptical machine, stationary bike, and weights. Wireless internet is also available in the clubhouse so bring your laptop! The clubhouse and fitness center are open every day from 6AM until 10PM.
All rentals at Pacific Seawatch will have access to their on-site clubhouse which features an indoor swimming pool, hot tub, fitness center and mini golf course.
All rentals outside of Shorepine Village and Pacific Seawatch have access to The Inn at Cape Kiwanda’s fitness center. The workout room is entirely ocean view and offers clean towels and water coolers for your use. Use of their fitness room is complimentary. Hours are 7 days per week from 6:00AM – 10:00PM. Because each clubhouse is an amenity to guests of the owners home you are staying in, we are unable to grant access to a clubhouse for a home you did not rent. Thank you for understanding.
Each home is allowed a maximum of 2 cars unless otherwise specified. Additional space may be provided upon request. Parking is allowed only in designated parking areas. Parking on roads, easements, double parking, or blocking of vehicles, fire hydrants and building access is prohibited and subject to towing. There will be no parking of dirt bikes, RV's, off-road or unlicensed vehicles in the driveways at any time. Please follow the marked speed limit signs in all neighborhoods.
Acts of God:
Owner and Shorepine Vacation Rentals shall not be liable for uncontrollable events that may interfere with your occupancy, including but not limited to Acts of God, extreme adverse weather, tsunami’s, flooding, fires or the like.
Nusances & Noise:
Any loud or disturbing behavior or activities such as loud music or late night entertainment are prohibited. All of our vacation homes have quiet hours between 10pm-6am. Failure to comply with a noise complaint can result in forfeiture of your deposit, being evicted from the rental home, and possibly be subject to criminal charges.
Pets & Pet Fees:
If your home is pet-friendly and you are bringing your dog(s), a $20.00 per pet, per night Pet Fee will be charged. You must inform us that you are bringing a dog at the time you make your reservation. This fee will be added to your bill and charged the day before your arrival. Please Note: At this time, we do not allow any pets other than dogs.
There are to be no pets allowed on the property (even if just visiting for a minute) unless you are in a specific pet friendly home and you have made prior arrangements with Shorepine Rentals at the time of reservation. Make sure to check the maximum number of dogs allowed in your home. If you fail to disclose you are bringing a dog, or bring a dog into a non-pet friendly home a minimum of the $250 security deposit will be forfeited for deep cleaning.
Dogs are not allowed to be left alone in the unit, or in any vehicles. Please Note: At this time, we do not allow any pets other than dogs.
You can expect to arrive at your home to an empty garbage can so you have an entire can to use during your stay. If you leave excessive garbage (extra bags, lid won’t properly close, or bags/bottles/recycling not placed in garbage can), we will retain part of your security deposit. Garbage bags not placed in garbage are easy targets for wildlife.
Charges will be billed as follows:
We will bill garbage pickup (for split bags/spilled garbage) at $35.00 an hour. Over full can at $15.00 extra bag at $7.00 per bag
The most important things to know about vacation rental garbage services are:
Each can belongs to a private homeowner who has to pay for each pickup.
Each can is labeled with an address that MUST match your home.
It is a crime to put garbage into a can that is not for your home. Theft of service can result in a fine that will be billed to you directly and without warning.

Garbage pickup days are typically Wednesday. However, during busy periods (holidays and summertime) additional pickups may occur on Monday and Friday mornings as well.
Make sure your garbage can lid can close all the way so animals do not get into it. We do have bears in the summer time; please don’t take your garbage out until pickup if you can help it. If you are departing before Tuesday night go ahead and take it out.
Due to the small population of this area, Pacific City does not offer curb-side recycling program. You may bring most recyclables to our transfer station or take them home with you to be recycled. You can bring your separated recyclables to: 38255 Brooten Road, Pacific City, Oregon 97135. Check their website for seasonal hours and accepted recycled materials.
If you fail to return the keys to the home you visited a minimum of $250.00 security deposit will be kept for re-keying of the home.
Our dunes are stabilized by a ground cover (typically carefully landscaped beach grass) that is easily disrupted by foot traffic. Please inform everyone in your party of the necessity to stay on paved trails and ramps. Violation of any of these terms and conditions could result in forfeiture of your security deposit, a minimum of $250.00.
